What is a T-47 Document?

A T-47 is described as “an affidavit related to a property survey.” In Texas real estate transactions, this sworn statement typically accompanies a property survey and is filled out by the seller to affirm the survey’s accuracy and confirm that no changes have occurred since its creation.

Why is the T-47 Important?

The document serves three primary functions:

  1. Validating Property Boundaries: The T-47 confirms that property boundaries, structures, and easements match the survey, ensuring buyers receive accurate information about their purchase.
  2. Preventing Legal Issues: By disclosing any changes to the property — such as new construction or removed structures — the T-47 helps avoid future disputes and title complications.
  3. Streamlining the Closing Process: Providing both the T-47 and survey allows the title company to review them for discrepancies, facilitating a smoother transaction.

Who Needs a T-47?

Texas typically requires a T-47 when a property is sold and the title company, lender, or buyer requests a survey. If a recent survey exists with no property changes, the seller can provide the existing survey plus T-47, potentially saving time and money.
